Valuable Guidance For Home Buyers
Trends in the Lower Hudson Valley Real Estate Market*
Lower Hudson Valley is an attractive market for young professionals, families, and retirees due to it’s proximity to NYC. While the prices of homes are starting to come down and you are seeing homes sit on the market longer, some sellers are reluctant to reduce their prices. Buyers need a good real estate agent that will help them recognize when a house has been sitting on the market for too long and help them negotiate the price down.

Tips for First Time Home Buyers in Lower Hudson Valley
- Water System. 80% of the homes in this region have a septic water system. A good realtor should be able to explain the difference between different kinds of water systems and educate you on how to take care of it. For example, many buyers worry about a septic system, but in reality if you empty them every 2-3 years (depending on water usage) you should be okay.
- Flood Zone. Some homes in this region are prone to flooding and may be within a flood zone. If the property you are looking at is within a flood zone, an extra monthly cost you need to consider is flood insurance.
- When in doubt, tour the home. If you are feeling indecisive or on the border of a house, it is always better to take the tour of the house. Pictures can sometimes be decieving and you will never know how you truly feel about the house until you physically see it.
